Auja Homes
Auja Co-Ownership

Invest in villas that are already earning.

Most property investment in Egypt asks you to trust a render and wait four years. We run 9 furnished homes today, with guests in them this week. There are two ways in: own part of a villa, or fund the fit-out of one we lease and take a slice of what it earns.

Illustrative programme. Structure under legal review. Nothing on this page is an offer of securities or a guarantee of return. No usage rights in either track.

Two ways in

Track 1
Own part of a villa
You want to own real estate that is already earning, without running it.
  1. 1We buy or already own the villa; you take a part of it
  2. 2Auja furnishes, hosts, prices and maintains it under our standards manual
  3. 3Operating costs first, then Auja's 20% of profit, then owners are paid by their part
  4. 4Your part can be sold to another co-owner through us; a sale of the villa is split by ownership
Returns: Rental income plus the villa's appreciation.
Only villas with booking history. You see the actual net revenue, occupancy and nightly rate before you commit.
Track 2
Fund a fit-out
You want a rental income slice with a smaller ticket and no building to buy.
  1. 1Auja leases a villa from its owner on a long term; you fund its finishing and furnishing, typically EGP 3 to 7 million per villa, alone or in a group
  2. 2Auja operates it as an Auja Residence; the owner is paid rent, or has waived it in exchange for the fit-out
  3. 3After operating costs, rent and Auja's 20% of profit, the remaining income is paid to the funders by their slice for the whole term
  4. 4At the end of the term the furniture and fittings are settled at residual value
Returns: A slice of the villa's net rental income for the term. No appreciation, because nobody buys the building.
This is Auja's own model, opened to investors: the numbers you are shown are our real lease and revenue figures per villa.
